Kim I just wanted to put pen to paper and thank you and your team for the efforts you have gone to in helping me with the purchase and sale of my home in Belmont.  I did you you some time ago and thought to call you to help me out with buying a home but life got in the way, as it always does.  So this time we kept in close contact and now you have given me structure and a plan moving forward.  I now have with the 2 homes combined, a 7 unit site within 8kms of the CBD, a great invement for the future, given the urban sprawl currently being experienced.

With the sale of 77 Leake Street, Belmont you helped me organise contractors to get the home ready for sale, put a super marketing package together and most importantly auctioned the property off to perfection.  I have never seen so many people at my home before, it looked like Hay St - I had to park 500 metres away!  A great price was acheived and I am really appreciative of all your efforts.

We just wanted to say that Teneale Snell was a refreshing change for us after some bad experiences with real estate people. From the time I rang and asked for an appraisal to be done on that day because it was my day off work, she has always gone out of her way to be helpful. After the appraisal there were many weeks while we were deciding whether and when to sell but Teneale did not harass us and she asked if there was a date when we would like to be contacted again. She did contact us as promised and we met to decide on how to sell our house in Lathlain.

We wanted to meet the market and be realistic instead of have Home Opens every week for months. Teneale suggested a 4 week time frame to have an auction date 2 weeks before Christmas so we paid $5000 for a strong advertising campaign so that everyone knew they had to see inside this house and hopefully buy it. We even had the TV program Hot Property filming the house, the Auction and a bit about our life which was a little stressful but well worth the experience!

On Auction day there were 9 registered bidders and Kim Findlay the Auctioneer kept the momentum flowing even with it being 33 degrees in the sun for everyone bidding and the TV cameras were making us nervous inside as we waited for the final result. We are so pleased now to have SOLD at Auction and achieved our reserve price and the house is going to a young man buying his first home. From my friends' experiences at other auctions in the same week I am told there were no actual bidders.

We believe that Teneale and the team at Grange Realty provide excellent service and devise a strategy to reach all possible buyers who can actually bid at the auction because they have finance approved. Teneale is extra hard working and charges a very reasonable commission so we have no hesitation in
recommending her to other home owners wishing to sell their properties and Auction is certainly the way to go if you are serious about selling these days.
